Founded in Portland Oregon in 2000, Commercial Funding International, LLC ("CFI") is a boutique commercial mortgage brokerage and consulting firm. Specializing in international financing and commercial international loans, Commercial Funding International can leverage our well-established network and strategic relationships with the goal to get the job done.
CFI assists Clients worldwide (USA and USA-friendly countries) who want to achieve their business financing objectives. We assist Clients and brokers in their attempt to secure funding by working on $1M (USD) to $500M (USD) and higher funding requests that may require innovative financing and structuring.
Our specialized focus is working with start-up and existing companies on $25M (USD) to $500M (USD) and larger funding requests...that is, working with growth-oriented companies that have viable business plans. When it comes to International commercial loans, the overall value that our financial team brings to that assignment is creative thinking, underwriting expertise, and strategic relationships with potential sources.

Our CFI Contact sources look for businesses and projects that possess:
- A strong management team
- A viable business plan
- Good growth potential
- Clients with at least 10% of their own equity into the project
- Ability to create value
- Ability to generate cash with acceptable projected net income
- Proven technology (if it is an alternative energy project)
- A clearly defined exit strategy (unless it is a build/hold and operate)
The network we have developed over the last 24 years is comprised of many Funders. The good news is that we have well-established CFI Contact Lenders and Lender/Investor Underwriting groups. They focus on asset-based projects and projects that forecast strong cash flow from future operations. Among other important considerations, they can lend based on the financials of an established business and they can also factor in the NOI forecast of a pre-revenue business or project.
The likelihood of International commercial loans closing and funding is based a lot on the factors mentioned above. The Client needs to provide the Funder the required documentation in a timely manner so that the Funder can validate and underwrite the Client’s file. Commercial Funding International has relationships with Lender/Investor underwriting sources who serve their Clients and who get many projects funded every year.
EXAMPLE: One of our Funders is a full-service USA-based International private investment banking firm that has been in existence for 25 years. They utilize advanced digital data techniques and they have funded, advised, and originated over $25 billion in debt and equity transactions. They have over 20 offices worldwide. This Funder underwrites for both debt and equity funding for small to middle market companies (including start-up companies). They can make direct debt investments off their balance sheet on funding requests between $5 million and $50 million or fund from within their network of other lending sources, and can syndicate on projects that require much larger funding, even up to $5 Billion. They are flexible and can consider the specific components of what you are bringing to the project with the goal to structure a deal that make sense for everyone. They have many tombstones of closed transactions and they can close/fund both USA and International projects.
CFI provides a link to Lenders and Lender/Investor underwriting groups who represent domestic and international banks, pension funds, investment banks, unions, insurance companies, hedge funds, syndicates, private accredited investors, and private lenders.
